RESALE IMPROVEMENTS |
OUR START This is where “Home-Prep” got started – providing resale improvements to homeowners needing to sell their homes. The owner, Andy Willhoit, spent years working for a corporate home building firm, managing customer service for more than 500 homeowners, as well as quality control for every new home built and every model home in both their Sacramento and Nevada new home developments. Andy's goal was to make sure that each model home remained in sparkling “like-new” condition, and to ensure that each new home built was handed-off to new homeowners in perfect condition. Andy supervised a team of handy “detailers”, who spent a full week or more fine tuning every aspect of each new home, before he performed a walk-thru with the new homeowners and delivered the new keys.
Using this unique experience, Andy started his own business in 1997, naming it “Home-Prep”. He would become one the nation's first small businesses to provide a unique service to the niche market of home-sellers – helping them prepare and detail their homes for successful market presentations. From painting, plumbing, electrical, and just about everything in between, Andy's service became highly sough after by numerous real estate agents and homeowners alike.
Around 2001, the home market began an upswing with homes selling as fast as they were listed, and home-sellers no longer needed to make improvements, or detail their homes prior to listing – it was now a “seller's” market. Home-Prep adjusted with this change in the market and began providing structural pest control and other escrow repairs. Along with the upswing in the home market came a strong demand for room additions, kitchen and bath remodels, as homeowners experienced a build-up of equity in their homes. This is were Andy, and Home-Prep, continue to excel. But with the recent slowdown in the housing market, Andy is eager to once again provide his company's unique “Home-Prep” services to homeowners struggling to sell their homes in a tight market.
If you're getting ready to sell your home, strongly consider making appropriate “resale improvements” prior to listing. Doing so can result in a very positive selling price, a fast sale, and a smooth escrow. The fewer “fix-it” items your potential buyer finds, the better attitude they enter the deal with, and you keep the power of negotiations on your side. Andy has worked with hundreds of real estate agents, home-sellers, and home-buyers, and knows which things NEED to get fixed and detailed in order to achieve a positive sale.
